Storage solutions in Pakistan: when do you actually need them?

Lease-gap, renovation overlap, downsizing, cross-city move on a delayed possession. The four most common reasons to use storage and how to budget for it.

Storage is one of those services Pakistanis don't think about until they desperately need it. Then they spend two days calling people, trying to find somewhere clean, dry, and secure to put 200 cubic feet of furniture for 6 weeks.

Here are the four scenarios where storage actually saves you money and stress, what to look for, and what to budget.

Scenario 1: the lease gap

You're moving from a rental on the 15th to another rental that's only available from the 28th. Two-week gap. You could ask a friend, but a 2-BHK's worth of furniture doesn't fit in anyone's spare room.

Storage cost for a 2-BHK for two weeks: roughly PKR 5,000 to PKR 8,000. Plus a small movement charge in and out. Total PKR 12,000 to 18,000 for the entire gap.

For comparison, a hotel room for two weeks is PKR 60,000 plus. And you can't put your sofa in the hotel.

Scenario 2: renovation overlap

You're renovating a bathroom or kitchen and you need the space cleared. Or the whole house is getting repainted. Or the floors are being replaced.

Most Pakistani renovations run 2 to 3 weeks longer than promised. Plan for that. Store your bedroom furniture somewhere clean while the dust is happening, then move it back in once the work is done.

Storage during renovation also has a hidden benefit: the contractor can't damage what isn't there. We've seen too many couches catch a stray paint drip that nobody wanted to admit to.

Scenario 3: downsizing

You're moving to a smaller place. Maybe the kids have moved out. Maybe you're relocating. Maybe you're downsizing on purpose because the upkeep on a big house got too much.

You haven't decided yet what to keep, sell, donate, or dispose of. The decisions take time. Some pieces have sentimental value but no place in the new house. Some you'd want for the next house. Storage gives you 6 to 12 months to make those decisions without rushing.

We see this most often with families who've lost a parent and need time to sort through belongings. Storage for 6 months at PKR 10,000 per month is much kinder than rushing the decisions.

Scenario 4: cross-city move with delayed possession

You're moving Lahore to Karachi. The new place is in a society where possession was promised by the 30th. It's now the 5th of the next month and possession is “next week”. Your stuff is on a truck or already in Karachi but you can't move in.

We see this a lot in Bahria Town and DHA Phase 9 Karachi, where new construction handovers slip routinely. Storage rented short-term while possession resolves is much cheaper than rebooking the truck or paying hotel costs for a family of four.

What to look for in a storage facility

The Pakistani storage market is mostly informal. Real purpose-built storage facilities are rare outside Karachi. What you usually find is a warehouse or covered yard operated by movers. That's fine if it has the right features.

Five things to verify before you sign:

  1. It's actually indoors.Covered, not tarped. Pakistani monsoons get into anything that isn't a real building.
  2. It's dry. Walk in. Smell. If it smells damp, your wood furniture will warp and your books will mould.
  3. It's pest-controlled. Rats are the single biggest threat to long-term stored items in Pakistan. Ask about their treatment schedule. A good facility fumigates monthly.
  4. It's individually-locked or sealed.Either the container or section your stuff is in has its own lock that only you have the key to, or it's sealed with a tamper-evident seal that's photographed at drop-off.
  5. It has 24-hour security. CCTV is good. A watchman is better. Both is best. Ask to see the security arrangement.

Pricing in 2026

  • Per cubic foot per month: PKR 40 to 60 in Lahore. Slightly more in Karachi (PKR 50 to 70).
  • Average 2-BHK storage volume: 200 to 300 cubic feet. Total monthly cost: PKR 8,000 to 18,000.
  • Average 3-BHK storage volume: 350 to 500 cubic feet. Total monthly cost: PKR 14,000 to 30,000.
  • Setup and removal charges: PKR 5,000 to 12,000 each direction (essentially a half-day move at each end).

Most facilities ask for one month minimum, then bill on a month-by-month basis. Some offer 5 to 15 percent discount on commitments of 3 or 6 months upfront.

What stores well, what doesn't

Most household items store fine for 6 to 12 months without special handling. A few categories need extra care.

  • Stores fine: wooden furniture (if dry), metal frames, sealed kitchenware, sealed crockery, books in sealed boxes, bedding in vacuum bags, electronics in their original packaging.
  • Stores OK with prep: mattresses (in a sleeve, off the floor), sofas (covered, off the floor), carpets (rolled tightly, lifted, anti-moth treatment).
  • Doesn't store well: lithium batteries (in laptops, vapes, drills), perishable food, paint, chemicals, anything that runs on lead-acid (UPS batteries die from disuse), pianos beyond 4 weeks.
  • Don't store at all:documents you might need to access, jewellery, anything you'd be devastated to lose. Take it with you. Storage facilities, even good ones, are not bank vaults.

How to plan for it

Storage works best when it's booked alongside the move, not as an afterthought. Three things to coordinate:

  1. Inventory list at drop-off. Same as a regular move. Photographed, signed by both sides. Lasts you the duration.
  2. Fixed retrieval date in writing. The facility needs notice to bring your stuff out and load it on a truck. 48 to 72 hours is usually enough.
  3. Easy access if you need something mid-storage.Some facilities allow visits by appointment, some don't. If you might need to retrieve an item before full pickup, make sure that's permitted.
